BIRGE, GOGGANS & DAVIS. MIDLAND, TEXAS. SUB-DIVIDING COTTON LANDS AND SELLING ON THE CROP-PAYMENT PLAN. Nd. C. 1920’s. Folded into 4 panels. Illus. of cotton field on front. Information concerning the Buchanan Tract; The Neatherly Lands; Midland and Educational Advantages. The Buchanan was 5,120 acres and was being sub-divided into 32 tracts of 160 acres each. It laid ten miles Southeast of Midland. The acreage was being sold at $30.00 per acre with $3.00 cash per acre up front. $5.00 per acre from one to five years equal payments at 7 per cent interest. “ $22.00 per acre to be paid on the crop payment plan by the purchaser agreeing to plant 70 acres of cotton, each year, on each 160 acre tract, and giving one-half of the cotton and cotton-seed from said 70 acres until the lands have been paid for.”

The Neatherly Lands were located fifteen miles Northwest of Midland and adjoins the famous C Ranch of 226,000 acres. The lands were being sold for $25.00 per acre with the first $1.00 being cash. The remaining “$24.00 per acre to be paid by the purchaser agreeing to plant 100 acres the first year and 70 acres of cotton each year thereafter on each 160 acre tract, and giving one-half of the cotton and cotton-seed grown on said 70 acres until the lands have been paid for. This leaves the purchaser 90 acres from each 160 acre tract to plant and do with as he sees fit.”

“How could you ask for better terms, and why should you rent land longer? Why not get a home for yourself and family?”
